Austin ISD to sell downtown headquarters for $36.5 million

AUSTIN (KXAN) — To help offset the $1 billion bond voters approved earlier this month for the Austin Independent School District, at their next meeting board members are set to sign off on four major land sales that will net the district $53 million.

The most lucrative deal will be the sale of the downtown AISD Headquarters located on West Sixth Street. The documents show the district is selling the Carruth Administration Center Property for $36.5 million to SDC Austin Development Services, Inc. The property sits on a 2.75-acre tract of land and is in a prime downtown location.

The second big-ticket item for AISD is the Baker Center in central Austin at a cost of $10.6 million. Alamo Drafthouse Cinemas is slated to make the purchase of the lot located at 3908 Avenue B. The Austin-based movie theater company plans to develop single-family homes on the lot.

For $3 million, the district is selling the Millett Opera House to the Foundation for the Preservation of the Historic Millett Opera House, a non-profit organization. The Austin Club, which currently leases the space at 110 E. Ninth St., will be able to lease it back for five years after the property sale is finalized.

The other sale, both to the city of Austin,  consists of two properties on Doris Drive and Tannehill Lane. Both tracts of land will be sold for a total of $2.88 million. The city plans to develop the lots into housing units.

Currently, the district does not have a location chosen for its new headquarters, but they have been working to identify possible locations. According to city records, the district does plan to lease back both the Carruth Center and the Baker Center for a period of time.

The meeting agenda for next Monday, Nov. 27, does not indicate when Austin ISD would vacate the buildings and when the sales would be finalized.
